Real Estate Private Equity covers the private funds and managers that acquire, reposition, and sell real estate for institutional and high-net-worth investors. It is dominated by giant managers (Blackstone — by far the largest, Brookfield, Starwood, KKR, Carlyle) running opportunistic, value-add, and core-plus strategies across property types and geographies.

Demand is driven by institutional allocations to real estate and the search for yield and inflation protection, with managers earning management fees and carried interest. The rate shock created both stress (in over-levered, lower-cap-rate vintage deals) and opportunity (distressed acquisitions, debt strategies). It is consolidated around mega-managers, and one of the most active and well-capitalized pools of real-estate capital, increasingly pivoting toward credit and favored sectors.
